Hundreds of new homes have been greenlit for a Nottinghamshire town. Plans have been approved for 216 homes to be built on two fields south of Clipstone Road East, Forest Town.

The plans for the Greenfield site, which was previously used for farming, were granted approval by Mansfield District Council on June 6. The new properties will be accessed via a new access from Clipstone Road East.

The area’s local plan has allocated around 511 homes on greenfield land off Clipstone Road East, Forest Town. Planning permission for up to 313 houses was granted at the site in September 2018, while the council has also deemed the site suitable for a further 200 homes.

The site’s developers said the layout had been designed for good natural surveillance to all areas of open space and roads with new houses looking onto these areas. They have stated the proposed development “respects and maintains the character of the nearby existing settlement” in terms of the materials used.

Existing ecological features are said to be retained with complimentary planting “creating development rich in character”, according to developers. All new homes would have have car parking on their property or designated within a parking court.

In a planning document, STEN Architecture on behalf of applicant Sherwood Oak Homes: “216 new dwellings at a density and grain appropriate to satisfy appropriate use of land; Access from Clipstone Road East with the internal highway network including loop road and appropriate turning movements;

“Clear and defined non-vehicle routes, the highway infrastructure is clear and simple; New homes compliment the existing settlement and provide a variety of option for new residents.”
