‘On the cusp of something special’ – how Nottingham’s skyline will changed by huge developments

Nottingham’s skyline is set to be distinctly changed in the coming years as the race to develop the city intensifies. Nottingham is currently going through a burst of simultaneous major construction projects that will change the face of the historic city.

Buildings that have stood on the streets of Nottingham for decades are being torn down, with some businesses pushed from their old bases in the name of progress. In their place a number of vast towers and complexes will shoot up, shaping the city’s future appearance for decades.

The ever-divisive trend of student accommodation construction continues along Huntingdon Street and Traffic Street, with planning applications for more in progress while builders break ground for multiple new towers. Thousands of student bedrooms are set to full up new blocks once the foundation are set at sites like the former Halfords on Huntingdon Street and at the demolished housing aid site on Lower Parliament Street.

Nottingham’s new Island Quarter is rapidly taking shape, with the first phase of the development, named Canal Turn, set to open later this year. The restaurant and events venue will be followed by the construction of phase 1B at the former Boots HQ site, which includes a 223-room hotel, 247 residential apartments, co-working space and further food and drink outlets.

Near to Nottingham train station, a series of large projects are coming to fruition, while work has started to begin another. Behind the station’s car park the vast majority of a new block which will hold 348 apartments is in place, and work has started to prepare for the demolition of four neighbouring business units so hundreds more flats can be built.

The first 10-storey Unity Square building is now fully open, and there are plans for an even larger accompanying tower. Just a short distance from Unity Square, Traffic Street has become home to some of the largest student towers in the city.

Work is currently in progress on another high-rise on the street, while an additional high-rise will soon be built at the Enterprise Car & Van Hire site. Even the tallest building in Nottingham, the 22-storey Victoria flats, could soon be dwarfed by a 38-storey behemoth planned for the site of the demolished Base 51 site off Huntingdon Street and Glasshouse Street.

East Midlands Chamber chief executive Scott Knowles said: “There have perhaps never been so many major developments happening simultaneously in Nottingham’s recent history and there is so much to be excited about.

“From the new buildings shooting up near the railway station to the ‘city within a city’ that is beginning to evolve at the Island Quarter – plus a whole host of ongoing and upcoming projects dotted around the city centre – it feels like Nottingham is really on the cusp of something special.

“Much of this was planned before Covid-19 but the experiences of the pandemic have accelerated some of the trends we had seen, such as the need to reimagine city centres as a destination for a healthy mix of living, working and spending leisure time.

“Many of the schemes support this new thinking, with the development pipeline including high-quality accommodation aimed at young professionals, families and students, hotels that will help to attract visitors, much-needed grade A offices demanded by businesses, and flexible space that could be used for shops, restaurants and other recreational activities.

“On top of all this, the bold vision for the Broad Marsh site is only in its embryonic stages and will take time to come to fruition, but offers Nottingham a once-in-a-generation opportunity to transform a key area of its city centre as people, businesses and other stakeholders see fit.

“There’s no doubt the city’s skyline will look very different in five, 10 and 20 years’ time. These schemes will breathe new life into the public realm, energise its communities and entice investors to back a new-look Nottingham.”
